Belvedere Palace
The Belvedere is a historic building complex in Vienna, Austria, consisting of two Baroque palaces, the Orangery, and the Palace Stables.

I have always received fantastic service from the reception, security and maintenance staff at Lumis. One of the main benefits at Lumis is the 24 hour on-site help, even on national holidays, it gives you that safety if something were ever to go wrong.

The reception staff have always been friendly and helpful in all aspects, including the time I got a birthday card from them!

Lumis is the only central accommodation with parking which has been absolutely essential across my 6 years here, and my car has always been secure.”

The space is perfect for me, with everything I need in order to have a good mix of study and relaxation. The communal areas (pool tables, laundry room etc) are well kept, clean spaces.

The staff have always been lovely to me whenever I see them, and I am particularly grateful for the fact that they know me by name, adding a personal touch to every time I walk past reception.

If I will be taking post-graduate studies next year, I won’t need to look further than staying at Lumis again. The locations are really great, and access to the city centre is perfect

"Lumis Student Living is an amazing place to live. The rooms here are extremely affordable, spacious with almost all amenities if compared to other accommodations and I've been to all. The management and reception here are super friendly and helpful. Once I raised an issue and it was resolved within a matter of hours. So, I'd definitely recommend Lumis for enriching your student life."

Frequently Asked Questions

Is Lumis accommodation catered or self-catered?

Our accommodation is self-catered. You’ll have a kitchenette to whip up some meals for yourself and friends.

Can I stay in the same room for my entire time at university?

Yes, if you’d like to.

You’ll need to tell us that you want to stay within 8 weeks of the end of the tenancy. But don’t worry about making a note of that now; we’ll remind you in letters and emails.

Can I change my room if I’m not happy?

Yes, but you might have to wait.

Our accommodation is usually full so it can take time for a room to become free. If you’re not happy, make it known to one of our team, and we’ll find another room for you when one becomes available.

If you’d like to change your room at the end of your first year, we can prioritise your request for the start of your second year.

Will I have a private bathroom?

Yes. All rooms come with a private bathroom.

How much does it cost?

Rooms rates will vary with each room type and contract length.

The rent covers bills for essential amenities like water, electricity, heating and Wi-Fi so you won’t see any extra charges.

What happens on Day One?

When you walk into the building for the first time, you’ll be greeted by one of our Welcome Team. They’ll help you find reception (where you’ll pick up your keys and sign your contract), find your room and point out all the important places like the laundry room.

When you get to your room, you’ll find a comprehensive Welcome Pack, which should answer all of your questions. But rest assured that our Welcome Team will be on hand all day to help you settle in.

Do I need to vacate my room during university holidays?

No.

You have access to your room during holiday time and you can keep your belongings in your room.

I’m not a student. Can I still apply for a room at Lumis?

Yes.

Our accommodation is designed for students and young professionals. Most of those people are students, but we also accept applications from young professionals.

Can I come and visit the accommodation before I commit?

Yes.

You can visit the accommodation during the university’s open days. To respect the privacy of our current tenants, we don’t allow tours at any other time. If you can’t make it to the open day, you can view our tour videos on the site page or look around rooms with our interactive 360 tour.

Are there any other costs and fees apart from the rent and deposit?

There are no further costs that we charge. The use of the washing machine and dryer is charged per wash cycle via a smartphone app and is paid directly to the provider.

If damage is caused, whether in your apartment or in the building, then we also have to charge for this. Of course, you will be informed in advance by the accommodation team.

What costs will l incur when booking?

Deposit: 2 month rent

Cleaning fee - 100 EUR

Processing fee - 120 EUR
